Or put in specific provisions such as if one partner wants to sell, then it is an automatic sale (maybe allow current partners to have first option to purchase, etc.).

Alternative way could be purchasing this property with normal conventional rehab loan, which is a standard 30 year fixed loan + rehab funds being funded up to 95% LTV.

@Danny Celestin- thanks 1) yes - there is a large difference bwtween investment property and preimary residence pricing 2) assuming the 2 quotes provided are for investment properties - these are not too bad for a 2-4 unit purchase
