I get a question for pros like you.My name is JZ and I am a foreigner living in Oklahoma.

Each option above has pros and cons and I'm kinda stuck.

I'm trying to make a pros/cons list so that, when I come across a good property, I have criteria to help me decide whether to rehab & rent (BRRRR) or fix & flip that property. 

Pros and Cons?

I am in the process of getting my real estate license and am curious as to what the consensus may be on what skill set, as either a buyers agent or sellers agent, my lend itself better to investing in general.I'm sure there is not a clear cut answer, but what pros and cons may there be to choosing one path as an agent vs the other.

Those and SFH's have pros and cons that between them and you have to determine which is the best way to go.Good luck to you!

I know there are several rules out there, but as I keep learning and reading the blogs, podcasts etc, I see great ROI of over 12%...Just wanted to know what have I missed in my calcs and just getting to get some info from the pros

You will find investors at all levels and I think I learn as much from the new ones as I do from the pros.
