I would recommend going for cash flow at least on your first property or two and then saving the appreciation plays once you have more experience and a larger safety net with the cash flowing properties.

The three 90k appraisals were not accepted because the appraiser thought he was 1. safety inspector, 2. fire code inspector, 3. carpet inspector (yes he dinged me for needing a "professional" carpet cleaning!).

If it's not visible from the street, it doesn't matter, but if it is, grass will soon be destroyed by the cars and spoil your curb appeal.I would prioritize my efforts:get the Cert of Occupancy asap - - meaning get the grass installedcome back later and deal with a better choice as needed.
