Usually, their rent is covered by the program that they're in and with it being a top university (and one of the most challenging) you're dealing with a different type of student in many instances; but, they're still college kids so never lose sight of that.

Purchased a principle residence with my wife, converted it into 4+2 (we live in the basement atm) tenants pay for the mortgage+util, we contribute for difference left for insurance/property taxes (still less than what rent would be elsewhere)...now just saving up for the next one!

Another way to word this is that the increase in value ratio (i.e. the initial principle and interest versus post rehab principle and interest) is approximately equal to the increase in rent ratio.
