This really drives me crazy when people bring half facts to the table to make themselves look better so for my own sake and sanity i Just to get more of the information out there- She said i was so nice when we met well Jenny also presented herself as an honest and fair landlord that wasnt a slum lord and as soon as we asked for anything... she diverted to her husband to handle the slum lord **** show side they presented to us after they locked us down in a lease.

I analyze the property, and estimate rehab costs (with inspectors and contractors), add a buffer for unexpected repairs, as well as an ROI comparison of setting the property up as a rental vs. selling the property.If I am ONLY presenting the deal to the investor, meaning I am NOT buying the property myself or setting up any type of assignment, just "connecting" the investor to the property and running the numbers.

there was always a retired Police officer on site to check IDs .. no one went in without ID being presented .. this cut down thefts to almost nothing.Just like your saying most of these thefts are done by someone known.. in this case it was the workers who just put that water heater in and then were coming back at night and stealing the friggin thing ..

The plan was to remove any Insulation if any was present, spray and apply vapor barrier but I did not go into the crawl to see extend as it was difficult to get in.

For what it's worth, my personal opinion is if you don't come from a construction background and you haven't done many deals it would be totally worth the $500 for the inspection (assuming you don't use the same inspector from last year) because something you didn't initially pick up on which could be a deal breaker to you may present itself in the home inspection report.
