We tried to find a proper form for the eviction notice - as, if I understand correctly, once eviction notice is posted, we could ask sheriff's office to help us to remove the tenant.

i think it is very difficult to live off of the 'cash flow' from long term rentals, and it takes either a handful of quality, paid off properties or 10-25 leveraged properties depending on your market.making back your down payment in 2.5 years is actually really good - which makes me skeptical of that deal =) you can post the numbers here if you want.finally - check this thread out.

For example our bridge loan product is ok with your debt to income being to high at the time of purchase as long as the debt to income will be low enough to qualify once you rent (or sell) your current home.
