She couldn't evict because of covid and the squatters trashed the house and sold off all the appliances on craigslist.Local media love to jump all over this and scare you, (that is their job after all) as does any non landlord you tell that you invested in housing - reality is this is incredibly rare and only happens after an extreme lack of competence on the part of the owner.

@Jesus SosaI think the issues arise if you don't connect with a competent professional in the start is that you may do something incorrectly or create an entity that is not really required or the incorrect entity was set up.Tracking your expenses in excel sheet is a good start.I would also save your receipts in some sort of data storage(google drive, dropbox, etc)Good luck with connecting with a CPA

Market price is the price people are WILLING to pay for it. if the property is only worth $30k per unit based on NOI  but you have foreigners paying $100k per unit it is truly up to you if you are willing to compete and take a lower ROI.
