I'm currently looking in South Side near Carson street for close proximity to downtown, safety and retaining value. 

We also look at the existing conditions (physical occupancy versus economic occupancy) and market saturation to determine the value as Scott notes. 

Then if the physical site has some issues, you might want to hire an engineer and a surveyor to understand the topography of the site better.

This is what most places in our area do, mainly because of the proximity to colleges in my opinion. 

Hi @Josh Durand - I'm no longer physically on island, but I always have a bunch of projects happening here and there.

But this house has been a good investment for us - easy to rent due to its close proximity to the city, almost zero vacancy - so we are having a hard time making a decision to sell.

Something else worth considering that your point made me think about is the fact that proximity to the airport could be an attractive feature for people who work in those industries and may have to travel for work post-COVID.
