You know... for a realtor, 1 rental contract pays your gas for the year, another pays for your phone bill, another pays for your BP pro membership, etc.

All showings have been pre-screened fairly extensively.  

My question to you is; How will you screen a contractor reliability?

I haven't personally but I would screen them extra, and if they meet your requirements, I'd let them stay, but if they don't, I'd get a new tenant.

It may also be difficult to get the seller on the phone.
