By the end of September, I will have 25k saved up to use on a property (outside of my personal emergency fund of course).

I lost everything in 2008 during the recession.  13 homes all in the suburbs including my personal home in Royal Oak. 

I also hope to have the flexibility to focus on a personal goal of non-profit work involving real estate at this stage.I look forward to conversing with all of you, including building a reliable and trustworthy network of colleagues.

I have always personally shown the rental units to prospective tenants but am not always available. 

In general, this forces the person inheriting the property to sell.  

Also how do you find lenders so that one can invest without their own personal money.

Not only that, partner with experienced investors who can partner with you on these deals- Usually it's a personal preference on which market to choose.
