In Washington County, Maryland, if my Lease Contract says all charges owed are considered rent, if my tenant paid their base rent but not maintenance fees and water bills owed, can i file against the tenant for failure to pay rent?

I am looking for some feedback on paying off a rental property.

Why not just finance at purchase instead of paying double closing costs for a refinance? 

You get what you pay for.

Also, if you don't want to pay for an attorney to set up you LLC's you can do it yourself and use a registered agent service.

There are a lot of tenants paying below market rent.

.)* Say sorry, lose the deal / get* Fix it, write it off, and stop paying the holding costs* Negotiate to fix their most critical issues~~~Random Thoughts From a buyer's perspective-- as people above mentioned, newer buyers tend to want a flip property that's PERFECT and have a hard time wrapping their head around blowing through savings and then ALSO having to fix it further... 

Also, even though we make negative cash flow, since its big house and income from house is a lot we had to pay more taxes. 

Also any cost that I may need to consider to pay upfront other than the land it self (i.e. survey, permits, etc)? 

In other words the subject property owner's tenants benefit from that property that subject property's owner does not own (and thus pay more in rent, vacancies will be easier to fill, etc).
