As Karen suggested maybe giving the contractor a stake in the deal can be a great motivator.Do not take all the pricing you see here as going rate either, each part of the country can and will vary, plus some of the rates I have read, not sure how those contractors could stay in business for very long.

There is an area where property can be bought for under $50k and in very good condition, many move-in ready but in one of the countries worst cities; Camden NJ.

Unlike other parts of the country, (to the best of my knowledge) you can't do a real estate deal without attorneys in NY.  

Welcome.It seems like you've already figured out that the solution to "living in one of the most expensive areas in the country" is to own a property that you live in that also generates rent for you.

There might be a thought process or discussion the teacher hadn't thought of that ends up being enlightening.I know when I talk with investors all over the country I enjoy hearing what they are doing and their plans.

Got to travel to the neighboring islands each 3-5 times, as well as 8-10 Asian countries, and pick up some profitable REIs.  

I know, personally, if I were investing in that part of the country, I would want to relocate there for a month or so for several reasons.
