Most lenders will do a hard credit pull before presenting a formalized term sheet, but that is after a property is under contract and your offer is accepted/you submit a full application and send in a credit authorization. 20% down with no STR experience is pretty normal on the market, but you will likely be using a haircut AirDNA projection instead of the full 100% to qualify you. 

Offer to cover 3% of closing costs since you’re saving that in realtors fees.

"Regentrification" to me is when a City, Mayor's Devenlopment Council, offers Tax breaks etc. for Builders to build "affordable housing" in the run down neighborhoods where I would never want to own anything.

Example belowwe found a house for 900 a month rent Asking price was 59900. taxes 1400, insurance 800, renovation budget 25k mostly cosmetic and minor fixeswe went into it expecting a 15% return on our cash out  that gave us a expected cash out loan around 75k to get our 1.4 dscr   When we plugged our numbers  we could go over 47k on our offer to make the deal work  we offered 43 and got counter 47,5  we took the deal assume a slightly lower 1.38 dscrthe key is to scale and be selective on tenants AND not allowing pets (you can offer them but suggest crazy fees to cover yourself)  500 pet fee, 25 a month per pet etc.  

Social media and online marketing - we signed up with our web developer for a service she began offering early last year where you pay a monthly fee for continuous SEO, including updates on social media, etc.  

Does anyone know of any organizations/charities that offer rental assistance in Montgomery County, Maryland?

Just because someone offers 6% monthly fee does not mean it might not come from somewhere else.
