I would like you to explore buying a multifamily property with no down payment and using your $90K to either A) renovate the building, B) negotiate a cash-for-keys with one or more tenants, or C) do both.Simply investing in an owner-occupied duplex or triplex will lower your monthly cost of living while allowing you to build more equity.

Hello,Had a couple of questions on the current MH seller financing market:1)  With all of the subprime lenders that appear to be offering low-down financing on owner-occupy mobiles (especially on land) is there still a demand for offering seller financing on mobiles on land that I might want to fix up and offer to sell on terms?

In such cases, the local fire marshalls may have authority. some jurisidictions require tanks to be cleaned out and filled with sand or other inert substance. some require sampling. you can check with the local fire marshall without identifying the house.Again, you should find out why the tank is not used. if its because the seller no longer occupies the house, then the tank may still be able to be used. sometimes, owners decide to put a tank in the basement. you should find out if it is truly an abandoned tank or just temporarily inactive because the seller is not using the house....
