That will take me down to 52 but still super busy with remodeling our 36 unit complex.  

Those that teach, can't do".BRRRR out of state is very risky business IMO.If you have a $150,000 liquid you could pick up a nice flip in Texas.Haven't been here long but have been long enough in the RE market to see how booming things are here and the deals to be had especially from flip standpoint.I'd stay local, buy, fix and flip and only buy, fix and hold when you cash surplus allows you to do so.Just my opinion and wishing you all the best

I think furnished co-living/pad split would be a combination of both.I have the students find their roommates as I do not want to be in the “roommate finding “ business and I don’t have any house rules as they rent it as a group.

Having a separate bank account in the LLC makes sense to keep track of expenses and income from business activity IMHO, and is something we generally prescribe to clients. 

Once the property passes inspection you submit your lease and the Section 8 agreement and you are in business offering government housing. 

Most areas now have shortages of units available because many landlords have exited the business or won't rent due to bad government policy manifested by the moratoriums.
