If a guests explicitly asks to check in early or check out late and if I can accommodate it, I generally try to "capitalize" on it in the form of good will gained and a good review, which a lot of times is more valuable than $10-$20 per hour you may get.

Commercial loans will also have generally higher interest rates, shorter amortization periods and balloon payments due at the end of the loan term (often ten years or less).If you can get them, conventional mortgages are the way to go.
