The other option is a Heier all in one combo unit, which washes and drys in the same machine, but I was warned by the appliance guy that they are expensive to fix, and the new ones come out to about $1100 now on sale with taxes and delivery included.

In CA, I believe you're looking at pretty expensive ongoing costs to have the LLC ($800/yr minimum).

At 50% expense ratio a 5 cap would be 6,480,000. which still would make this a good deal.

When you go farther SW or NW it tends to get too expensive for good cash flow on multi-unit properties.SFRs are managed easier but should be purchased in towns with a high rental density to avoid long vacancies (with only 1 home, when the tenant's leave it could be hell on the landlord if it becomes hard to fill that 1 vacancy).

i'm an investor/realtor in Fresno, if I can help you out in any way (i.e. referral for property management company-if you choose to go that way) please don't hesitate to reach out. as far as the roof and AC go, you can always get a roof inspection from a licensed roofing contractor they aren't real expensive, i've seen them at $50.
