(we are past inspection & appraisal - just waiting on loan to close)- There wont be any photos of updated carpet, kitchen cabinets and countertops- I can't show the property in person considering I dont have the keys to proeprty yet- Would be gathering leads for people of who are intersted in hopes of getting it rented out faster If I post the property now, I could probably have a tenant lined up to move in August 1st.

check with your insurance agent.. also federal law dictates that when your owner occupying your 1 to 4 unit you don't have to follow the normal fair housing laws.. you can pick and choose who you want to live in the units .. now some cities or states may have overriding rules regarding this.. but federal law is clear.. on owner occ 1 to 4.. your exempt from fair housing.so you can have a dog and you could restrict dogs for others.there is a well known list of aggressive breeds that insurance companies wont insure.. this is easy information to get.

The biggest issue for Baltimore and frankly any rust belt city is the rise of remote work, Baltimore is cheap for a major job center, but it’s not that cheap period, pretty much any area west of Frederick county or east of the bay bridge has ample housing stock for sub 300k and imo a better quality of life, so the one thing that Baltimore has going for it pre-pandemic which was a pretty solid mix of Fortune 500 companies located downtown has been significantly reduced & downtown is a ghostown now.
