- Did you negotiate the agent down on their commission, so they have nothing to offer a sub-agent to bring an applicant for you to review?

If you did not disclose the original loan to them when you started your application they will not trust you and therefore will not lend.

The rates and fees weren't great, but most lenders weren't accepting new HELOC applications at the time (for primary or investment properties), so it was the best we could find.

It'll take a while for them to process the new application and inspections on the unit.

If they don't pay the deposit, I keep it on the market and offer it to the next qualified applicant.

You as the landlord can create rules for the common area so long as it does not violate Texas Law, lease agreements, and other applicable contracts for that property.
