Detroit is a large city with some major problems but things are definitely on the tick. 

Its technically 6 units even thought they are not connected, which makes it a commercial property, but the scale and structure pushes it to the residential side.

If you have scale with residential hundreds to thousands of units they usually you can build in layers of people and scale to have them handle the day to day grind of constant issues from tenants.I just would not want to have to choose my choice of giving up my soul and humanity for the almighty dollar.

There are pros and cons between large nationwide banks and local ones.

If you have the cash handy, I would buy in cash 100% of the time, and have a large enough equity cushion to refinance should I desire.Further--something else to think about: is your agent an investor?

I figure getting a saved search set up with a few commercial brokers would make finding larger scale commercial deals that I could present to him easier, allowing me to provide more value to the relationship.
