But that means a lot of property management and you'll need a staff to help out.

So, I might be willing to pay a bit more for an existing business, perhaps $150K.OTOH, if this PM business managed 1000 units, had a well-trained staff, and had the systems to manage 1000 tenants, there might be some additional value.

And in most major cities those accountants are former or current Big 4 -- you are going to pay 300-500/hour for a staff and probably 1k+/hour for a partner, but worth it for a high net worth individual.

I have been blessed to work with great schools, kids and staff all around the world. 

Since I already have an experienced and well paid staff, If I invested time in someone, there's gotta be a way to make money together.

Create my OWN contractor staff/team. 

Other parks that have handymen on staff and a waiting list of eager buyers may not need your help and therefor there may be little value for you to create.
