He's put a lot of money into trying to fix up/recover (including rebuilding a home from scratch through insurance that burned down), but at this point it may be best to unload what he can to recover from a further downward spiral financially.

We got burned on one inspection a number of years ago and when I went to the corporate website to file a complaint, they had a button that said "Are you looking for a career change, become a home inspector, no experience necessary" . . . told me all I needed to know.

If the house burned down the mortgage would be paid off, I'd have my equity back (to reinvest), and I would own a lot outright that could be sold.
