If I was guessing, I would say that there may not be a firm agreement inside the household on whether to move or not and sometimes if one party is less motivated than another, it causes deals to backfire for little things.

Usually because of a motivated seller that just wants out or because the house is in such rough shape that there is a good spread.Their ability to buy low for whatever reason makes them money.  

I just have a hard time thinking values are X one day and 3 or 4 weeks later they are Y.. i mean real estate is not the stock market its not nearly as liquid and moves much slower I stopped trying to understand the motives behind why people do what they do many hundreds of deals ago.
