Hello InvestorsI am young aspiring rental property investor, and recently ran into an incredible cash flowing deal.

For example, concrete contractors have to add hot water and accelerator, along with concrete blankets in the winter.

He is also incredibly hard on things, like his own home and truck.

A-C ... which in the past would have been an indicator of the cap rate ...BUT the market is very HOT in MFH ( probably at a bubble level ) ... so everything is trading at low cap rates ( old and new buildings). 

I suggest trying to use hard money (we use several at our brokerage) so you can come in hot and secure deals.

I am in Ocala and we are a hot spot for investors right now too but its still doable to buy here and cash flow.

All that said, I’m incredibly happy I started my investing business.

It most likely wouldn't pay to convert to forced hot air. 

It has incredible opportunity.

I'm not really worried about the $100k you've got in the game to get the assignment, but I'd be worried about the money you're putting in to rehab it as not generating 1:1 ROI.Maybe the Bay Area is such a hot market that it's less risky than I think, but I tend to be risk averse as an attorney.
