I am assuming you did the work yourself since it looks like a big improvement for only $10K?

I know the area well and condos haven’t done much of anything in regards to appreciation in the last 2 years, so I’d be concerned nearly all of your down payment will be gobbled up by commissions and closing costs if you sell, unless you got a downright phenomenal deal on the place or made significant improvements.

However, I’m using it to focus on improving the situation and getting my money to do what I want instead of the other way around.

I'm looking at a HUD home with potentially quite a bit of built in equity, as well as improvements I can make to force appreciation.

I have access to every residential property in the country

Again, just trying to open a dialogue to facilitate learning and improvement.

My hope would be that I can improve those numbers by generating 1 deal/month via my network or the MLS.

They typically have access by either dirt road or trail, with people carrying in all the required supplies for there stay (both winter and summer). 

It's a really interesting model they've created, but also a model any investor could aspire to with a lot of hard work, and access to some creative financing.
