Imagine if Zillow/Google/etc knew anytime anybody renovated their kitchen or fixed their roof...).As others have stated, use real comps.

A cpa to start .. they usually know small book keepers that can help with the day to day.. as for what to invest in.. since your on a real estate site I have to imagine your looking to buy some real estatefinancial planners generally just advise on stuff they sell.

Basically, look at big giant SFRs, way bigger than what you need, and turn your imagination to the "on" position (as an owner occupant, you are allowed to do things that a non-occupant landlord cannot do, automatically excluding them from being your competition on these).

People with 4-600k cash or a solid group of investors (ie the flipper has experience) can maybe be in the flip game, but I imagine it's pretty tough.

Even if she was in bed I'd imagine the body fluid and decomposition liquids would have dripped onto the flooring underneath the bed and gotten into the joists and such.
