These four free ways to find motivated sellers that are NOT your average way to find leads that I will go over. You do not have to go to Craigslist and cold call for sale by owner (FSBO). Everything works, but these strategies are old and overused. Try something new, why not learn some actionable ways to get more leads without paying a dime? All you need is a working cell phone to make calls.

The most pivotal part of any deal starts at getting the property under market value. Buying right is the first and most important part of real estate investing. Imagine buying 10 properties at market value vs a savvy investor that is buying 10 properties at 70 cents on the dollar. Who do you think will cultivate better returns? Every investment starts with a good deal and please do not think your agent will send you every good deal that comes. It is better to be proactive and go find them yourself.

I use free marketing strategies and paid marketing in order to find deals. If you are starting out wholesaling or looking for creative ways to source deals to find good flip projects, this video may be helpful to you.
