I am looking to vacate the house and prep for a 1031.I previously had the property listed, got under contract just for this tenant to be the reason we didnt make it through the inspection period.I have a good relationship with her but she is a mess, pays late every month (including her late fee, she is current), police visits, etc. 

I’m looking for guidance on what type of investment property I should be looking to buy, whether it be a multi-family, single family, or a house near the beach that can double as a beach house/student housing as there is a university nearby. 

I have one house-hacking property in SLC, but homes here have gotten a bit too high to see any cash-flow.

Dealers/movers definitely know what they can get, and private sellers follow suit so you'd have to be motivated/connected AND be able to move fast to find a fair deal on a decent 'newer' used manufactured in the first place.I'd probably go new 75% of the time vs what I've been able to find price wise, used, personally..

In Tampa I had Rental Duplexes and Houses in S.

The 4 bed house is worth approximately the same.

Manufactured Housing Communities (MHCs) are where it's at.

There are exceptions though like you could buy a dilapidated colonial house in Merida and rehab it.
