Bad tenants are broken into two groups those prepared to carry through on their threats and those that are not.

There's no health insurance, no 401k, no salary or hourly wage.

Maybe the threat of having to pay 3x's the deposit will be more convincing. 

I know it will make tthem mad and would bombard me with callings and might take me to court as they threat.

Of course they will lie just like they do on their health insurance enrollment forms.

Around here with our tenant sided laws and contingency fee lawyers the threat of a lawsuit from a tenant can be a real threat for that reason, but I don't know if that's the case in Florida.

The worse part of the contracting business is when things go bad and you have to get into a screaming match with threats from one of these people.

Look at elite hotels, health clubs, resorts, they all have some form of hot tub or jacuzzi.If you want to maintain absolute cleanliness let guests know that water is changed after every stay( only 3 day or longer stays permitted).
