Most often they can help you find financing.STR depends on your jurisdiction, some require Owner-Occupied for the main residence, others do not.

I have bought commercial properties in Metro Detroit with owner financing.

My suggestion would be to get an FHA or owner occupant loan and purchase a house hack type of property.This could be a single family home where you rent out the rooms, a single family home with a seperate mother in law , or a multi unit ! 

At least for the other 8/10 property owners. 

It states you can buy 0 down, assume the VA interest rate and it does not have to be owner occupied. 

However I have seen an influx in for sale by owner signs out in yards in Sussex county.
