What are some good questions to ask the seller to get things started on the right foot?

I understand getting my foot in the door is probably the most monumental hurdle I have probably encountered as it is life changing if i succeed.

My wife is pregnant and there isn't a chance in Hades she'd step one foot in there until it gets cleaned up.

When we were clearing out her apartment in front of the sheriff, there was literally dried dog poop every foot or two.We have cleared out the apartment, but there's still a slight poop smell existing. 

Way to keep putting one foot in front of the other and not giving up on RE!
