Like the old saying goes "you can catch more flies with honey than crap" if a lot of inexperienced wholesalers didn' try to get rich off one deal but instead make a respectable profit deal after deal and not fraud the seller by representing that they themselves are going to buy their property ( some go as far as making a bogus proof of funds letter ) then there wouldn't be a need for regulation , I know there are some decent and honest wholesalers and they do serve a purpose but they are not even close to as many of the good one as there are bad ones , that being said I look a thing all deals and I never look at the wholesalers rehab estimate or arv.

In the case of 1 man with truck and tools, yeah, they need the deposit because they don't have the funds to finance your job, nor the funds to chase their money, nor to put food on their table if they dedicate their time to your job and payment is slow. 6k is not even half in one of my credit card monthly bill.

There would need to be more information, but that might be an option - and could still do the refinance into a longer term, perm loan...I know some investors have their model and that's what they want to do, but just food for thought.Thanks,

I think your concept of marketing is missing some key points of making money.Suggest you forget about your mailing marketing and get out and meet buyers personally, look at expired listings, listings that are have been on the market for over 200 days, tax sales, rent court landlords and others who really want out of real estate, learn proactive negotiating, contract engineering, and making offers.You ain't going to get rich as a passive investor ---- get to the streets and find deals!

It wouldn't necessarily be my first choice for your kitchen because your cabinetry looks more warm and rich vs. modern and sleek.What might be more functional is a tile that brings together the colors of the cupboards, counters, and appliances.

Try this... build a much larger column base at the same height as the bottom of the stone, maybe tapered (bigger at the bottom) and made from a similar stone, with a much larger column (easily built onto the existing post) resting on top.Find a NATURAL, neutral-colored, plain stone or slate, and tile the raised concrete stoop.Paint the entry door a deep, very rich color that complements the brick.Then, the gable on the right with round-butt shingles (I think) needs a lighter color, maybe even a bit bright to complement both the brick and the entry door, since it extends over the stoop.Finally, taller greenery under the stone with a lower front level of varying texture and color (especially around the entry) will result in the stone being much less prominent.

What you want to look for is called a Roomless elevator system. this way you wont need to waste space in your home with a small room dedicated to the equipment. these elevators are a smaller scale of what you see at the malls in the middle of the food courts (like the woodlands mall).
