I’m reading that the fees are .07 x the mortgage amount to transfer into an LLC.

That's not even touching the amount of deferred maintence you will experience! 

Asking for proof of funds greater than the amount of the 60% down payment is the starting point to ensure you're not wasting your time.

Very comfortable with taxes, but haven’t done tax work for years, so sometimes I seek advice on things I’ve forgotten.No one is going to do the level analysis and planning that I do with my own taxes, so I’m fairly certain I’m saving a significant amount of money in legal tax avoidance. 

It is going to be very hard for someone starting out to make money and it will take an incredible amount of time or effort.

And you have to fix it to either re rent or sell, and hope to get some money back.Lastly, we are in, what I am guessing is still a fairly frothy real estate market.  

We are moving to our first project of fix and hold using BRRRR strategy. 

Especially if its amounts for like 1200 or less, could be easy money once they recieve a letter from an attorney talking about initiating the foreclosure process.

I even had some wholesalers trying to contract it prior to me fixing it, but I realized that they were not real buyers so I did not agreed to their contract.
