I need to go back to the drawing board to figure out where I can generate a minimum down payment for an owner-occupy property.

Ive been writing the lingo down as I go, but you gave me some new ones.I'm not a pro member yet, once I am i'll have all the calculators, but till then I figured if I can know how to analyze a deal without a calculator, Id have a better understanding of what to look for and basic understanding.

Have you run your figures with 15 year fix doing Airbnb?  

Utilization, credit mix, age of file, etc. all figure into the scenario.Utilization becomes an issue when it reaches 40% or so of the total or on any individual revolving account.I have a whole PowerPoint I use to explain credit basics to rooms of consumers.

Someone to help me figure ot witch way to go .

At this point I'm trying to figure out which area might be of interest  to me, which style of investing and when to pull the trigger (you may have seen above that my fiancee only has a job for another year and after that could be moved anywhere in the world).

@Blake BroseI would somehow figure out a way to not use the term Turnkey...I think most investors that are not new to the REI game have now figured out that this option really does not make sense.
