Most of the time when they call themselves "wholesaler" I tend to roll my eyes and move on:) That appears to mean "new", "inexperienced", and "no money" in most instances.

It also helps to have an experienced eye assessing the property for any repairs, etc that might be needed.It seems like there are a million condos for sale but many, especially near the water, don't allow rentals in the first year, if at all, so that eliminates a lot of properties from consideration.
