I've read several articles and have watched several videos about house hacking, and they all talk about using an FHA 3.5% down payment or a conventional loan 5% down payment when possible.

I would make a video showing you enter and walk around showing anything that is left. 

Admittedly we have put down some HD sell offs for $1.10/sqft & the last batch was $12/box (23 sqft) & it was excellent.

I’m just asking because I see so many videos about people with 15, 25, even 100 units yet no clarification on the details and logistics of how this is possible.

I love a good spreadsheet and can nerd out on excel but I want something that can streamline the process a bit so I’m not spending all my time setting up the spreadsheet.

Currently my management company is asking if I want to rent to someone whose credit score is in the low 500s, which doesn't meet their criteria, but they otherwise look fine and have a guarantor with an excellent credit score.
