Looking to get my first flip project going in my hometown of Yuba City, CA and am having some trouble finding a GC to manage the rehab.

They make you feel like you are doing a good job researching.The numbers you want to know are these:1 - What are the sales comps, within the last 4 months, for properties within the same micro-market (start with a 1 mile radius and work your way in), in the same city, in groups of properties within a 10% range of eachother in size.2 - What are rental comps...

I am from Memphis and love the city. 

Trying to estimate water sewer cannot normally be done as it depends on where you are.I own a duplex in New York City, and in the recent year, water/sewer ran me around $200.00 per month, double what it was 10 years ago.

I agree that it will be a large boon for the city.

I have access to capital and a strong knowledge of residential (as well as other types) construction.I'm from Mechanicsburg, Pennsylvania (which is just south of the capitol city of Harrisburg).Would welcome any suggestions for finding deals. 

If your city only allows 5 people max for a two bedroom apartment you certainly are not allowed to set your own occupancy limit of 10 people for a two bedroom.

It has city water and sewer and tenants pay for own electric and cut own grass.
