Hopefully you've got something in a desirable area with features you can tout - parks, good schools, freeway access, etc.The basics are usually to put a sign in the yard or front window, post ads on Craigslist every few days with good photos and talk up your property with family, friends and facebook connections.

It would be pretty difficult to rent out the nicest house on the whole block and expect a renter to happily pay the extra just to have those features.

(Which most tenants will prefer in my area) I'm looking for low cost recommendations for on-line rent (and other fee) payments.The BP On-line management software list is nice - but doesn't compare features & pricing.1) I've now used RentApp for their free applications - This works great, but getting set up with them for screening takes a lot more than SmartMove2) I've used SmartMove for screening -it works great, but that's all it does.3) I'm still trying to figure out who to use for payments - bank transfers are fine, would like to avoid credit card fees.

^ appreciate your POV, but to challenge your notions a bit.1- I think you're over empasizing the dominance of wall st. jobs; NYC is quite diverse economically; tech, medical, new media, many unique private businesses, etc.2- speaking at least for manhattan and parts of Brooklyn, they are major destinations and are in demand event in slow economy (yes growth is affected, but at least you don't see -40% drops in appreciation like you do in FL, AZ, etc.)

NYC has a very high price point, but if 5 crowdfund portals were to open and focus on even one neighborhood in Manhattan, that could represent 5M capital raised entirely by small contribution, of which that neighborhood would probably swallow up and ask for more.My point being, even the people setting up these portals can benefit and carve out a niche as 'facilitating brokers' as there won't be one dominating portal running the game like facebook or, shall I say ...biggerpockets?!
