Don't give your secrets away.

Now your not going to be able to answer every question thrown your way but the secret is to know where you can go to get the answer and then follow back up. 

The instructor also provides personal experience so it provides a level of “trade secrets”.

While I was there I helped them nail down a realistic scope, order of events, and how to go about things rather is was a DIY item or here is a good sub I can suggest as well as here are some secret tools to cut down on maintenance in the future.

An oven went out, I had to have an electrician out because I discovered electric for the units wasn't split correctly, water heater had to be replaced, we discovered serious water issues in the basement and had to gut it, and most recently the sewer line backed up 4 times in the last two weeks and needs to be excavated/replaced. 

You are paying that price to keep your personal address secret from the public records and from people who may want to find you.

@Lam N.what if the installer screws up and 3 months later you discover a leak in the attic and it causes a drywall ceiling to fall down.

Your time is worth something and of course once you discover just how much work is involved in STR management at scale then you start to appreciate the economies of scale a good PM can bring.
