Let me ask you this ;Does that local market area allow for you to possibly bump the rent up to say 575-600 a month if it had some money ( say 3- 5k) put into it for things like landscaping paint and other cosmetic upgrades ?

Hired a GC to do the bathrooms and install one kitchen's cabinets/counter tops, a plumber to do some frozen pipe work and a landscaper for general yard clean up and lawn maintenance.
