Let me ask you this ;Does that local market area allow for you to possibly bump the rent up to say 575-600 a month if it had some money ( say 3- 5k) put into it for things like landscaping paint and other cosmetic upgrades ?

The market is HUGE and there is demand for all types of investment and the demographic push added to the immigration into Harris & surrounding counties from other counties and states and countries ensures that there is solid demand for most products - residential & commercial.

Property management, mortgage, property taxes, insurance (including increased liability coverage or umbrella coverage), Cable, phone, WiFi, Landscaping, Pool/Spa services, furniture (FFE), snow removal, operational software (digital door locks), supplies (toilet paper, coffee, etc.)...pretty much everything as if it was your own home and more.  

Hired a GC to do the bathrooms and install one kitchen's cabinets/counter tops, a plumber to do some frozen pipe work and a landscaper for general yard clean up and lawn maintenance.
