I find it useful to have a couple people that will remove old flooring (carpet, vinyl, etc), clean out crawl spaces, repair insulation, lay down vapor barrier, haul off junk, remove fencing, paint decks, low skill landscaping, etc.The best method I've found is posting free stuff (used appliances, old fencing, and other stuff) on CL, then identifying the good character workers to do other work for $15 hour. 

For cleaning, clean-outs, and turnovers, our rate is $28.00/hr plus supplies.

Is title clean?

The advantages I see are that it will save money with using white appliances, it has a clean look and photographs well for marketing, won't clash with nearly any wood-tone flooring. 

Is the septic up to date and has it been checked or cleaned?

During peak it is easy with my PM buying all supplies ect.. but off season and shoulders we use it every other weekend, we are most of the time using the supplies and the off season guests, Cleaning, toiletries, coffee, etc.. 

If you really feel like there is a lot of future upside potential then may be keep it and pay for a cash out loan with rates so low right now Another thing to consider before you get too deep in the weeds forward.

Most of the repetitive things I have automated including: cleaning, restocking supplies, laundry, guest messages, dynamic pricing, etc. 

Make bunny suits, respirators, gloves, goggles part of the process and make sure there is running water for cleaning on site.

Im a nice guy so after 30 years of him living there I would pay a couple hundred bucks out of pocket to a cleaning company for some deep cleaning (to show my appreciation).
