With that said, perhaps there are some BPers out there who have other ideas for what you are trying to achieve with a different type of loan product.Hancock-Whitney (or whatever they are calling themselves nowadays) will do an 80-90% LTV HELOC.

If she wants to give money as a gift that’s fine, just do it below the gift exclusion for tax purposes, but taking a loan is probably a bad idea

There shouldn't be that many using the service if you pre-screen well -- I rent to the first tenant that fits my criteria, so I don't have a ton of fall-through.I do also think that checking their social media profiles and check their references as part of the application process is a good idea, as well.
