Lived in Parma Heights for a while and looked at taking a job in Euclid.Euclid is rough and borders a rough area.

Unfortunately I'm not able to invest my retirement account in mortgage notes due to cross border regulations, however I have it 100% invested across a myriad of private equity funds, primarily real estate related. 

We personally own and are house hacking a duplex in Milwaukie about 1/4 south of the Portland/Milwaukie border and are very happy we're in Clackamas county.Feel free to reach out if you'd like to hear about some strategies people are employing that maybe in line with your concerns.

A puppy needs a ton of exercise, most 10yo dogs only want to chill :-) Also depends on the type of people- I've lived in a small apartment with my super active Border Collie but took her for a run every morning and was able to take her to work every day.

Port Angeles is where the main visitor center is for Olympic national park, the black ball ferry runs to/from victoria from there (when the border is open), a few small casinos nearby, not far from Forks and coastline, and the olympic discovery trail runs through.

Lake Erie, 6 Mi from Canadian border.
