I'm considering this with only a 5% initial investment.Given the tight market, I'm leaning towards a strategy where I aim to break even (or close to it) for the first year or so, with hopes of refinancing when the market conditions improve.

My exit strategy is to sell them off as individual Condos.

If you buy a property that needs work, you have a chance to use the BRRRR strategy where you are able to refinance some or all of your capital back out of the property when you are done the renovation.

But I found the customer service from ABNB to be poor whereas VRBO was generally very good.Just my .02...

I didn't think the application was very user friendly and there is no number to dial for customer service if you get stuck.

My strategy for this one HELOC loan in SFR portfolio is twofold.  1) Place "cash reserves" here, plus 2) my new savings toward down payment of next SFR purchase.
