Check to make sure your employees aren't stealing from you.

I wouldn't call losing 1/3rd of your living space, having strangers making a lot of noise in your home at random hours, having to take off work to supervise those strangers to make sure they don't steal anything, and having an area unsafe for kids when you have kids an inconvenience.If you aren't providing a habitable unit the tenants are not required to pay rent regardless of if you say so in your lease.

They are either going to steal your EMD or kill your profits on the back end with points, rates, and fees. 

How does stealing golf course flags end up as a felony? 

It's almost like landlords steal underwriting criteria from the mortgage industry and apply it to reviewing tenant applications.

 $1260 for anything but the crappiest place is practically a steal in this market and he's unlikely to find anything decent for that price or lower.
