Furnished Finder can be great, but the cost to fully furnish can be pretty steep.

The chances of you quitting your 9-5 and doing real estate full time and being successful is similar to the photo below where everyone at the top in the crowd is thinking they can do it, and there is one person for every few thousand that can do it. 

I would estimate it would cost 75-100K just to make this property liveable. 

Usually a thorough exploitation of depreciation with cost segregation, partial dispositions, various exceptions in Tangible Property Regulations etc.

Plus mls dues, association dues, electronic lockbox access, e&o insurance.All these costs are on the rise too.

Was able to have the seller pay all closing cost and fees (over $25,000) How did you find this deal and how did you negotiate it?

I have not bought either one of the programs but have made thousands by taking his advice.

But the refi will likely cost you $3,000 - $5,000 - so there goes a good chunk of change that maybe you can refi into the loan... but it is really just a hit on equity.
