If you have handled everything correctly, being strong when needed to be, and doing evictions when needed, the Tenant will feel secure because the Tenant will know what is expected of them and will feel comfortable and will want to stay.

Replacement value (as shown by your insurance bid) is often in the 200's for a SF and sellers would be happy to ask that much for their properties, but neighborhood issues dictate a steep discount.
