Then at that point, once I have income flowing in, find somewhere cheap to live and still continue to pour a great chunk of my income into real estate. 

I’ve been playing with buying my first Home and useing the equity to help fund my first cash flow property.

And when an investor does this using 1031 they want to continue to get the benefit of deferred tax and additional income indefinitely. 

Whether that will fund a flip or not depends on what your are buying but that is where knowing what you are getting into comes into play.
