I always attach 25ft of flexible tubing for a quick feed to the outside & it has saved me a lot of grief.Then again 10inches of snow only = 1 inch of rain (unless you're downhill) :)

Its also big day for me (or really yesterday) as yesterday was DAY #121 counting from the day that the deed was put in to my name, actually my LLCs name and I later heard that can be a red flag for the IRS, but assuming my record of being consistently quite accurate with my estimated "fixed up" sale price of any home needing anything from just cosmetics all the way to full gut n reno projects, assuming it works as it has been, this should be a very nice one for me.

Some of these people act like the rate increase is definitely temporary and seem to be advocating including rate reductions in the pro formas (very risky).I am going to try to refrain from further replies even if they contain further falsehoods (trying not to feed the troll).I wish you the best of luck.

@Kirk Zacharda it does seem counter intuitive but with anything you have to have consistency and in this case strategy.

@Dave DeMarinis I’ve used Xavier Soto with Soto Brothers Lawn Carney before in the past while I was between tenants and he is very fairly priced, prompt, and consistent.

@Zak Thompson, I've noticed an issue on AirBnB that might be feeding this....when I look for similar rentals to mine in my area, I find some that have their calendars blocked.

A major part is that under 5 unit buildings are not subjected to rent regulations (for the most part).I also FULLY expect as the majority of Voters who are tenants will vote for their self-interest, which implies continuation of rent regulation laws or even enhancement of it.I think a RE Investor that can thread the needle in Rent Controlled Cities can be INCREDIBLY well rewarded.In fact, it's provides a very stable and consistent economic growth.
