I found a condominium unit I am interested in buying to rent out.

Usually PM companies have a realtor they work with to show the apartments at small complexes.

My father is a landlord for a 30 unit apartment complex here in Southern California and he HATES that California is a tenant friendly state!

They worked really hard to see this slightly complex deal through and on time for closing.

How would you go about putting a value/offer on a 336 unit apartment complex that is vacant and has been vadilised?

Here is the deal - not sure if it is complex but I will do my best to explain:Property A Purchased at 305k, renovated, rented and retaining: Single family renting at $5000 a month - great cash flow - equity in home is substantial - value of home is over 700k; currently have 1 mortgage on home and owe $220k; have equity line of credit of $150k and have not touched it; Net Annual Return is 44% roughly (probably won't come across anything like this again) Property BPurchased at 450k, renovated rented and retaining: single family renting at $4000 a month - decent cash flow - equity in home has increased due to reno - value now worth near $550k conservatively and have 1 mortgage on home; not really interested in doing to much more with this property at the moment; Net Annual Return is around 10% (put a substantial down payment down to increase cash flow)Property C - Looking at dealing - Buy?

That is different than a large apartment complex.

My mom purchase rental property in North Hollywood ( rent controlled area ) but she will leave in one unit.She buy this property cause was the last one affordable and few days left in 1031 exchange.Problem is that she is allergic to pets and in 6 unit apartment complex there are 9 dogs and one parrot bird, only one tenant doesn’t have animal out of 6 units.What are the options.
